Heimstätten Verwaltungsgesellschaft Jena mbH acquired a plot of land measuring around 7,000 m² north of Erfurter Straße and east of Cospedaer Grund from a private owner in 2016. The company intends to prepare the area, which has presumably been used as garden land since the end of the 19th century, for future residential use.

The plan is to build four townhouses with a total of 26 apartments as well as the associated access and ancillary facilities. The redesign of the site includes the renovation and preservation of the existing tree-lined wall on the southern boundary of the property as well as the remaining evidence of viticulture on the property ("Weintor", dry stone walls, steps), the creation of a new vineyard with a maximum of 99 vines, a park-like greening of the areas of the property that are not built over and the preservation of part of the existing forest in the northern area of the property.

Planning for the implementation of the project is still in the approval phase [February 2022]. The construction site clearance (clearing of trees and shrubs) took place in spring 2021.
