Focus of the redevelopment:

  • Preservation and comprehensive refurbishment of the historic building fabric in the old town
  • Restoration, modernization and careful addition of new buildings in the historical context
  • Creation and redesign of public streets, squares and open spaces
  • Elimination of urban structural defects and deficiencies, such as gaps between buildings and brownfield sites
  • Strengthening the city center as a residential location and improving the residential environment, e.g. by creating open spaces close to residential areas
  • Preserving and developing the listed Volkspark Oberaue with the "Paradies", "Rasenmühleninsel" and "Landfeste" sections as inner-city recreational areas
  • Improving the experience of the Saale
  • Expansion and improvement of the footpath and cycle network

In order to specify the redevelopment objectives, a framework plan was drawn up for the redevelopment area "Model Project for Urban Renewal Jena" (resolution 13.01.1993). The redevelopment objectives and urban planning framework contained therein form the basis for the granting of redevelopment permits in accordance with Section 144 of the German Building Code (BauGB). The redevelopment area has been part of a funding program since 1991.

The "Damenviertel" is a closed, almost intact Wilhelminian style area, which is listed in its entirety as a monument ensemble in accordance with § 2 (2) ThürDSchG.

Focus of the refurbishment:

  • Restoration and modernization of the Wilhelminian-style buildings
  • Upgrading the private and public residential environment
  • Reduction of traffic
  • Reorganization of stationary traffic
  • Renewal of streets and open spaces as well as the technical infrastructure

The western city centre is characterized by Wilhelminian-style residential areas, cultural institutions such as the Volkshaus and the Optical Museum as well as the "Bachstraße" site of Jena University Hospital. In recent years, clinical uses have been concentrated at the main site in Jena-Lobeda, with the result that several buildings and areas have lost their original function. In order to avoid vacancies in the long term, the city of Jena would therefore like to create the conditions for a rapid conversion and urban development of the sub-area.

Focus of the redevelopment:

  • Preservation, renewal and development of the existing building structure
  • Preservation and development of residential use
  • Urban redevelopment and reuse (conversion) of the "Bachstrasse" sub-area (clinic)
  • Renewal of public streets, paths and squares,
  • Improvement of the quality of stay in public spaces, the residential environment and private open spaces
  • Opening up the "Bachstrasse" sub-area (clinic) to the surrounding urban space

A framework plan to specify the redevelopment objectives and individual projects for the redevelopment area is currently being drawn up.

  • Supplementary area sub-area "Gries" (7.6 ha) - Statutory resolution: 08.06.2011

With the connection of the "Gries supplementary area" to the redevelopment area, the area is to be upgraded in terms of function, space and design as a green space close to the city.

Focal points of the redevelopment:

  • Creation and redesign of streets, squares and open spaces
  • Modernization and repair of buildings
  • Elimination of urban structural deficiencies (e.g. gaps between buildings and brownfield sites)
  • Renovation and construction of playgrounds
  • Creation of open spaces close to residential areas to improve the living environment
  • Uncovering properties (demolition)
  • Relocation of disruptive businesses
  • Reorganization area "Gries":
    • Improvement of the quality of stay and the spatial situation at the Griesbrücke bridge
    • Renewal / expansion of the cycle and pedestrian network
    • Creation of a recreational area with access to the water at the Griesbrücke bridge
    • Creation of an attractive green and leisure area close to the city for families

The redevelopment objectives for the area were specified in the "Karl-Liebknecht-Straße" framework plan (resolution 17.04.1996). It forms the basis for the granting of redevelopment permits in accordance with Section 144 of the German Building Code (BauGB). A framework plan was adopted for the "Gries" supplementary area on 08.06.2011.

The main task is to reactivate the industrial estate, which is close to the city and well developed, but characterized by considerable deficiencies and shortcomings.

Focus of the redevelopment:

  • Fundamental expansion of the road network with the aim of traffic calming and reducing through traffic
  • Resettlement of craft and commercial enterprises in the northern part of the area
  • Reorganization of properties of the former gas and combined heat and power plant, remediation of contaminated sites
  • Redevelopment of the IMAGINATA substation industrial monument
  • Further development of the area south of Schlachthofstrasse into an attractive mixed-use and residential area

The redevelopment objectives for the area were specified in the framework plan (resolution 18.12.1996).

With the help of subsidies, the historic town center "Zwätzen" is to be preserved in its village-like structure and strengthened as a residential location. The renovation and conversion of the old manor is of great importance for preserving the townscape.

Focal points of the redevelopment:

  • Preservation of the special character of the village-like, mixed-use areas
  • Preservation and redevelopment of individual buildings, building ensembles and architectural monuments that characterize the townscape (especially the "Alte Gut")
  • Strengthening residential use
  • Improving the recreational function of the village squares
  • Upgrading the streetscapes
