B-Wz 03.2 Im Hahnengrunde, 1st amendment (Winzerla)

The old urban development plans for the Winzerla district were transferred into federal law as development plans after 1990. The development plan B-Wz 03 Jena-Winzerla, 3rd BA southern part, is changed in a partial area from 1993 onwards and expires on 15.05.1997, as far as it is covered by the area of application of B-Wz 03.1/96 "Im Hahnengrunde".

For the legally binding development plan "Im Hahnengrunde", the city council then decided on an amendment and extension (B-Wz 03.2/2001, 1st amendment) in order to react to the changed housing demand. The amended development plan now pursues the following planning objectives:

  • Better adaptation of the planned development to the urban environment,
  • Establishment of terraced house structures instead of the previously planned multi-storey housing,
  • Reduction of the permissible building heights and lengths,
  • Redesignation of a partial area on the northern slope as a special construction area for scientific research institutes.

The planned development is divided into a pure and a general residential area as well as a special area for scientific research institutes.

A plan amendment procedure started in 2009 (B-Wz 03.3, 2nd amendment) to create a legal basis for the approval of carports was discontinued by City Council resolution of 01.12.2012.

The development is completed except for the institute areas (construction area E and F - special area scientific research institutes) in the northeast of the plan area (August 2019).
