Plan content
The development plan area is located south of the center of Maua. Due to the favorable traffic situation and topographical situation, the planning will help to develop an attractive commercial location. The plan area is subdivided into three area categories, in which different immission protection values were taken into account depending on the distance to the town of Maua.
The southern area of the scope of application, which is the furthest away from the town, is designated as an industrial area. The adjoining area was designated as a commercial area for the establishment of manufacturing companies and their sales outlets. To the north, on the outskirts of Maua, there is a restricted commercial area reserved for smaller, low-disturbance businesses. This area, which generates only minimal emissions, is intended to act as a buffer to the adjacent residential development in Maua. The private green space planned here is intended to provide additional protection.
