This plan over-planned an underused area that included a building that had most recently been used as a student dormitory and a number of vacant buildings that were in very poor condition. While the dormitory was integrated into the planning, a restructuring of the area took place within the planning process.

Four residential quarters are planned, which are accessed by a service road from Naumburger Straße and have a second access and exit to Flurweg. The stationary traffic is to be accommodated in underground garages under the quarters; above-ground parking is only permitted to a very limited extent. A total of about 300 apartments will be built.

The prelude to the area is a square area at the future tram stop, where commercial sub-storage is planned.

The residential area is designed in such a way that it is possible to pass through in all directions, so that residents in the surrounding area can also pass through the area. The west-east axis extends from the square area at Naumburger Straße to the open landscape at Heiligenberg. In addition, the north-south running footpath and cycle path will form the western end of the area and connect the two districts of Löbstedt and Zwätzen by a short route.

The implementation of development measures has begun (as of August 2017).
