The development plan area is located south of the centre of Maua. Due to the favourable traffic situation and topographical situation, an attractive commercial location is being developed with the help of the planning. The planning area is subdivided into three area categories, in which different immission protection values were taken into account depending on the distance to the town of Maua.

The southern area of the area of application, and thus at the greatest distance from the town, is designated as an industrial area. The adjoining area was designated as a commercial area for the settlement of manufacturing companies and their sales outlets. In the north, on the outskirts of Maua, there is a restricted commercial area reserved for smaller, low-disturbance businesses. This area, which only causes minor emissions, is intended to act as a buffer to the adjoining residential development of Maua. The private green space planned here is intended to fulfil an additional protective function.

The project site is fully developed and 100% occupied (July 2018).
