Due to a positive economic development, the demand for housing in the city of Jena is still above average. Due to the valley location of the city and the high natural value of the urban environment, however, only a limited amount of additional residential development land is available on the outskirts of the city.

Against this background and with the aim of minimising the necessary traffic and technical development costs, urban development currently favours the increased mobilisation and development of inner-city land potential. The area of the old estate in Burgau offers itself in this context for a new development.

The nationwide trend of an increasing number of elderly people can also be observed in Jena. A high proportion of senior citizens can be observed in the city area. This results in changed demands on living in the city as well as an increasing need for nursing and care capacities. Both are to be taken into account at the location of the old estate in Burgau.

Construction has not yet begun [as of February 2021].
